Goals

• Create well-detailed office spaces that satisfy both the Tenant and the Landlord relative to budget, function, image, and ease of implementation.

Challenges

• Work with modest construction budgets and high expectations.
• Guide clients inexperienced with the design/construction process.
• Create offices that reflect the unique identity of each tenant, while following certain building standards.

Design Response

• Developed efficient fit-plans with low square footages per person, making the tenant's investment more valuable.
• Re-used as much existing construction as possible (walls, doors, sidelights).
• Selected finish materials resourcefully.
• Built budgets early from Fit Plans, and communicated options to tenants.
• Made construction documents clear and concise. Kept to schedules.
• Worked with existing furniture where appropriate and specified new furniture in collaboration with pre-selected dealerships.
